Fetner Properties permitted for 171-unit mixed-use building in the UWS
Fetner Properties, on June 16, was given a permit for construction of a 171-unit, 124,591-square-foot mixed-use building at 270 West 96th Street in the Upper West Side, Manhattan. Hal Fetner, president and CEO of Fetner Properties, filed the plans.
In January of this year, the developer signed a $88.46 million construction loan with Wells Fargo for the project.

The plans, pre-filed on March 16, 2021, call for the construction of a 235-foot tall, 23-story mixed-use building.
The project is described in the filings as: installation of a 24-story new building as per plans filed herewith.
Per the plans, the ground floor of the building will have a residential lobby and community facility space. The second floor will have laundry, one dwelling unit, and an amenity lounge and terrace. Floors three through seven will each have 16 dwelling units per floor, floors eight through 15 will each have seven dwelling units per floor, the 16th floor will have six dwelling units, and floors 17 through 23 will each have three dwelling units per floor. The roof will have an amenity deck. The cellar will have a health club and community facility.
Demolition plans were filed in August of last year.
The property was acquired for $16.8 million on December 16, 2021.
