Extell gets permit to demolish East Harlem building ahead of 418K sf development
Gary Barnett’s Extell Development, on September 22, was given a permit for the demolition of a large building at 160 East 125th Street in East Harlem.
The plans, pre-filed on February 7, call for the demolition of the 64,363-square-foot single-story building. According to the Department of City Planning data, it is the only building occupying the parcel.
The project is described in the filings as: full demolition of one-story structure, proposed demolition means and method will involve two phases. Phase I hand demolition with assistance of mechanical equipment. Phase II will be using full mechanical demolition of remaining structure.
Extell, which acquired the property for $39 million on April 13, 2014, had originally planned to demolish the building four years ago. Those plans were ultimately withdrawn in April of 2019.
This past May, it was reported Extell was planning to develop a nine-story mixed-use building on the property. The report indicated the development would span 418,780-square-feet, including 313,499-square-feet of commercial space and 40,851-square-feet of community space. Additionally, the building would have 56,000-square-feet of ground floor retail space.
However, no development plans have been filed with the New York City Department of Buildings yet.
