Enning Xu files plans for 10-unit mixed-use building in Bed-Stuy
Enning Xu, on June 11, filed a permit application for construction of a 10-unit, 15,189-square-foot mixed-use building at 321 Franklin Avenue in Bedford-Stuyvesant, Brooklyn.
The plans call for the construction of a 70-foot tall, six-story mixed-use building, and were filed with the New York City Department of Buildings under number B00481199. The development site spans one tax lot. The property is owned by Abdul Matin, who bought it in 1998, according to city property records.
The project is described in the filing as: proposed new six-story mixed-use building with cellar as per plans filed. Obtain certificate of occupancy.
According to the plans, the ground floor of the building will be used for a hardware store. The second floor will have two dwelling units and a terrace. Floors three and four will each have three dwelling units, the fifth floor will have one dwelling unit and the lower half of a duplex units, while the sixth floor will have the upper half of the duplex unit. The roof will have a terrace.
L & C Associates is listed as the architect.
The estimated job cost is $5,118,800.
Plans were originally filed for a similar building with eight dwelling units at the site in 2018. While the plans were ultimately disapproved, it was reported the building would have been a condominium.
Demolition plans were filed in February for the three-story building at the site.
