Emmut Properties receives TCO following construction of 60-unit, two-tower, residential building in Clinton

John Young’s Emmut Properties, on August 6, was issued a temporary certificate of occupancy for construction of a 60-unit, 41,617-square-foot residential building at 433 West 53rd Street in Clinton. The development has two towers, one located on 53rd Street and one located on 54th Street.

The plans, pre-filed on June 30, 2016, call for the construction of a 66-foot tall, seven-story residential building. The time from pre-file to TCO was four years and two months.

The project is described in the filings as: conversion of existing one-story television studio and offices to a seven-story residential building. Interior demolition and vertical enlargement, all as per plans filed herewith. All as per plans filed herewith.

Both towers of the rental building, located between Ninth and Tenth avenues, share a basement. The shared basement has a gym, laundry room, and bike storage, according to the plans. Additionally, the basement has the lower halves of four duplex apartments, two in each tower. The ground floor of the 53rd Street tower has the upper halves of the two duplex apartments as well as an additional apartment. The second floor of the tower has six units, the third, fourth, and fifth floors each have four units, and the sixth and seventh floors each have three units. The ground floor of the tower on 54th Street has the upper halves of the two duplex apartments as well as two additional units. The second and third floors each have six units, the fourth floor has five units, and floors five through seven each have four units.

The property was acquired for $25 million on January 7, 2016, when Emmut Properties purchased the TV studio that had previously been home to “The Montel Williams Show”.
