Elizabeth McDonald pays $3.3M to Capital One for retail building in Carroll Gardens

Elizabeth McDonald through the entity 420 Court Street LLC paid $3.3 million to Capital One for the retail building (K7) at 418-420 Court Street in Carroll Gardens, Brooklyn.
The deal closed on September 2, 2021 and was recorded on September 10, 2021.
The property has 5,600 square feet of built space and 3,245 square feet of additional air rights for a total buildable of 8,850 square feet according to PincusCo analysis of city data. The sale price per built square foot is $581 and the price per buildable square foot is $368 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

The signatory for Capital One was Jennifer A. Windbeck.

The bank (through a predecessor Hamilton Federal Savings and Loan Association) bought the property in May 1969. The contract date was March 5, 2021.

Within a 400-foot radius of 418-420 Court Street, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, two were for major renovation including a certificate of occupancy change. They were two permits with a total initial cost of $1.9 million. The most recent of these two items was the permit on August 14, 2020 for a 6,344-square-foot R-3 building with one residential units at 106 First Place.
One of those four items was a sale which Harford, Scott A bought the 3,391-square-foot, one-unit townhouse (A4) on 67 2nd Place for $6.3 million from 314 20th Street LLC on August 2, 2021.
One of those four items was a loan which Conway Capital borrowed $11.5 million from Argentic Real Estate Finance secured by the 5,324-square-foot, four-unit four-family building (C3) on 74 1st Place and three other properties on June 2, 2021.
