Elie Fouerti files plans for 84-unit building, second plans filed at East Harlem site this week

Elie Fouerti, on March 8, filed a permit application for construction of a 84-unit, 103-885-square-foot mixed-use building at 2013 Third Avenue in East Harlem, Manhattan.

Just two days prior, the developer had filed plans for the construction of an 84-unit mixed-use building, second plans filed at East Harlem site this week.

There have been seven new building plans, including these plans, filed in the neighborhood in the previous 12 months.

The plans call for the construction of a 173-foot-tall, 15-story building and were filed with the New York City Department of Buildings under job number M00688138. The development site will span one tax lot.

Below is a tax map of the development site. This project will occupy lot 45, while the other building will occupy lot 1.

The project is described in the filing as: filing to erect a 15-story mixed-use building. Affordable housing.

Per the plans, the ground floor of the building will have residential and community lobbies, retail space, and utility rooms. The second floor will have a daycare facility with a terrace. Floors three through five will each have 10 dwelling units per floor, and floors six through 14 will each have six dwelling units per floor. The roof will have recreation space.

The architect listed is Studio V Architecture, PLLC.

The property was acquired for $9.3 million on November 5, 2021.
