Dharminder Singh plans 42-unit mixed-use building in Springfield Gardens

Dharminder Singh, through Ranbir LLC, plans to build a 42-unit, 34,503-square-foot, mixed-use building at 146-93 Guy Brewer Boulevard in Springfield Gardens, Queens.

The eight-story building will have 4,028-square-feet of commercial space and 30,475-square-feet of residential space. The 10,825-square-feet property is currently vacant, according to the city’s Department of City Planning.

The plans were disclosed in a zoning map amendment, from R3-2 to R6A/C2-2, and zoning text amendment, Appendix F, to facilitate the new building. The CEQR fee was paid on June 23, 2020.

Zoning map amendments call for a change in designation or a change in district boundaries for any zoning district on the NYC Zoning Map. Zoning text amendments are changes to the text of the NYC Zoning Resolution. While zoning map amendments are subject to the Uniform Land Use Review Procedure (ULURP), zoning text amendments are not.
