Denver investment firm EverWest makes first NYC industrial purchase for $30.6M
Denver-based EverWest Real Estate Investors through the entity Tamarisk Nassau Place, LLC paid Bridgewater Capital Partners’s Nassau Place Partners LLC $30.6 million for 1 Nassau Place in Staten Island. The deal closed on January 27, 2020, and was recorded on February 3, 2020. The transaction consists of vacant land in 1 parcel, including the tax class unlicensed parking lot (G7).
The firm plans to build a 314,820 square foot industrial building. EverWest announced the acquisition on its website.
This parcel is one piece of a larger group of properties that Bridgewater Capital Partners and investor Goldie Riesman bought in 2015 paid $30 million. The larger group of parcels was a 38.8-acre development site, south of Richmond Valley Road, on either side of Page Avenue. City records show a sale for $11 million, but The Real Deal reported the sale as $30 million.
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000. Of those there was one major renovation application including a certificate of occupancy change (A1) filed with a total estimated value of $100,000.
