Denali Management pays $12.5M to Rettner for 6 rentals in Manhattan, Bronx
Denali Management pays $12.5M to Rettner Building Management for six rental buildings in Manhattan and the Bronx.
In the first transaction, Denali Management through the entity 501 W 147 LLC paid $8.5 million to Rettner Building Management through the entity 147 Amsterdam LLC for 17-unit rental (C7) at 1760 Amsterdam Avenue in Harlem, Manhattan, eight-unit rental (C7) at 1766 Amsterdam Avenue in Harlem, Manhattan, and eight-unit rental (C7) at 1764 Amsterdam Avenue in Harlem, Manhattan.
The deal closed on October 6, 2021 and was recorded on October 22, 2021.
The three properties have 26,912 square feet of built space and 5,060 square feet of additional air rights for a total buildable of 32,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $315 and the price per buildable square foot is $265 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Denali Management was Jonathan Wiener.
Rosewood Realty Group’s Aaron Jungreis, Ben Khakshoor and Alex Fuchs represented the buyer and seller, according to the brokerage.
The owners according to the Department of Housing Preservation and Development includes Ronald Rettner, head officer and Arnaldo Rojas, site manager. The business entity is 147 Amsterdam Llc.

The deal closed on October 6, 2021 and was recorded on October 22, 2021.
