Demo plans filed at Boerum Hill buildings damaged in fire, site to be rehabilitated

Hidrock Properties, on September 7, filed a permit application for the demolition of two buildings damaged in a 5-alarm fire, 110 Boerum Place and 96 Boerum Place, in Boerum Hill, Brooklyn. Shlomi Avdoo, of Avdoo & Partners Development, filed the plans. He is a consultant for the redevelopment, a person familiar with the filings said.

The buildings are both two-story structures and fill the entire block front on Boerum Place between Pacific Street and Dean Street. The fire in March 2022 severely damaged the mixed-use buildings which included residential apartments and a gym.

The owner plans to rehabilitate the site as a mixed-use property, a person familiar with the property said. Hidrock acquired the two properties for $30.5 million on January 24, 2017.

The 110 Boerum Place parcel has frontage of 136 feet and is 100 feet deep with a total lot size of 14,240 square feet. The lot is irregular. The zoning is R6B which allows for up to 2 times floor area ratio (FAR) for residential with inclusionary housing. The city-designated market value for the property in 2022 is $8.3 million.The most recent loan totaled $18.3 million and was provided by Signature Bank in December 2020.

The retail building in Boerum Hill has 28,480 square feet of built space for a total buildable of 28,480 square feet according to PincusCo analysis of city data.

The 28,480-square-foot property generated revenue of $1.6 million or $57 per square foot, according to the most recent income and expense figures.

The 96 Boerum Place parcel has frontage of 64 feet and is 50 feet deep with a total lot size of 3,200 square feet. The zoning is R6A which allows for up to 3 times floor area ratio (FAR) for residential with inclusionary housing. The city-designated market value for the property in 2022 is $1.7 million.

The retail building in Boerum Hill has 6,400 square feet of built space and 3,200 square feet of additional air rights for a total buildable of 9,600 square feet according to PincusCo analysis of city data.

The 6,400-square-foot property generated revenue of $360,437 or $56 per square foot, according to the most recent income and expense figures.
