Deepak Verma pays $12.5M for hotel in Springfield Gardens threatened with foreclosure

Deepak Verma through the entity Anant Hospitality LLC paid $12.5 million to Miriam Chan through the entity American Prosperity LLC for the Howard Johnson-branded hotel building (H4) at 153-95 Rockaway Boulevard in Springfield Gardens, Queens. The State Bank of Texas sued in May 2022 to foreclose on a $7.25 million loan secured by the property.
The deal closed on July 11, 2022 and was recorded on July 14, 2022. The property has 22,193 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $563 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on January 26, 2015, for $10.8 million.
