David Weiss through the entity Woodwise LLC paid $20.2 million to Jack Shaoul through the entity Smedley Plaza, LLC for 45-unit rental (D7) at 84-42 Smedley Street in Briarwood, Queens.
The deal closed on December 7, 2021 and was recorded on December 21, 2021.
The property has 39,898 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $507 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on August 7, 2008, for $4 million.
The signatory for Jack Shaoul was Jack Shaoul. The signatory for David Weiss was Simon Lieber.
