Davbel Properties receives TCO for 286K sf resi building, 11 years after pre-file

Bernard Jacobowitz’s Davbel Properties, on October 23, was issued a temporary certificate of occupancy for construction of a 164-unit, 286,894-square-foot residential building at 886 Dahill Road in Kensington, Brooklyn. The developer filed a plan in May 2019 to sell units as a condominium with a sellout of $181.7 million, but the New York State Attorney General’s Real Estate Finance website has not updated the project since then.

The DOB development plans were pre-filed in June of 2011 by Edward and Martin Wydra, the property’s past owners. The plans call for the construction of a 96-foot tall, eight-story residential building. Bernard Jacobowitz purchased the development site for $29.5 million in July of 2016 and chose to keep the original plans. The time from pre-file to TCO was 11 years and four months.

The project is described in the filings as: proposed eight-story and basement residential building.

According to the plans, the cellar of the building has attended parking for 164 cars. The basement has a lobby and 17 dwelling units. Floors one through five each have 15 dwelling units per floor, all but the ground floor units have balconies. Floors six through eight each have 24 dwelling units with balconies on each floor. The roof has a an outdoor recreation space that is more than 10,000 square feet.

The property is located in a previously industrial area. However, the prior developers were granted a rezoning in 2008, allowing them to move forward with the mixed-use plans.
