Condo filing round up: $37.5M in Bay Ridge; $19M in Williamsburg, $18M in Sunset Park

Developers submitted three condominium plans for Brooklyn properties with the New York Attorney general in recent weeks.

In the largest, on February 3, Igor Nestor, Boris Kucher, and Lizabeta Tisnovsky submitted a $37.5 condominium plan with the New York State Attorney General for a project with 40 residential units at 9956 3rd Avenue in Bay Ridge.

Igor Nestor, Boris Kucher, and Lizabeta Tisnovsky are listed as the principals of sponsor.

In December of 2019, Igor Nestor through the company The Narrows LLC, filed plans calling for an 80-foot tall, eight-story, 40-unit, 39,777-square-foot residential building at the property. The ground floor will have recreation room, lobby, and parking. Floors two through six will each have six dwelling units, while floors seven and eight will each have five dwelling units. The second floor units will have private roof terraces. The roof will provide a recreation area and pool complete with a pool deck.

The plans were permitted in August of last year. The architect listed is Simino Architect.

The property was acquired for $2.6 million on August 7, 2019.

In the second largest, on January 28, Investmates Real Estate & Development filed a $19.4 million condo plan with 10 residential units at 256 North 9th Street in Williamsburg.

Jacob Telyas, co-owner at Investmates Real Estate & Development, is listed as the principal of sponsor.

In February of 2019, Idan Shitrit, also a co-owner at the firm, filed plans for a 60-foot tall, six-story, residential building with 10 dwelling units at the site. INOA Architecture is listed as the architect.

Per the plans, floors one through four will each have two dwelling units per floor, while floors five and six will each have halves of two duplex units.

The plans have been permitted but have not received its initial TCO.

On February 3, Kuang Ming Wong filed an $18.8 million condo plan with 12 commercial units at 825 39th Street in Sunset Park.

Kuang Ming Wong is listed as the principal of sponsor.

In 2014, W&L Group Construction filed new building plans for an 81-foot tall, eight-story, 29,804-square-foot building on the site. The building would be comprised of health care facility space and community space, per the plans. The plans have yet to receive a TCO.
