CM & Associates pays $6.2M to Richard Vitto for three commercial condo units in NoHo

CM & Associates through the entity 14 East 4th St. LLC paid $6.2 million to Richard Vitto through the entity Ocv203, LLC for three commercial condo units (CR) at 692 Broadway also known as 14 East 4th Street in NoHo, Manhattan.
The deal closed on December 10, 2021 and was recorded on December 28, 2021.
The three properties have 4,537 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $1,377 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Richard Vitto was Richard Vitto. The signatory for CM & Associates was Christopher Mesbah.

Within a 400-foot radius of 692 Broadway, Pincusco identified three commercial real estate items of interests occurred over the past 24 months.
Of those three items, two were for major renovation including a certificate of occupancy change. They were two permits with a total initial cost of $1.4 million. The most recent of these two items was the permit on June 16, 2021 for a 25,818-square-foot A-2 building with no residential units at 686 Broadway.
One of those three items was a loan which Okumus Fund Management borrowed $20.0 million from Nineteen77 Capital LLC and Bermudez Mutuari Ltd. secured by one condo unit in the 4,804-square-foot, 11-unit mixed-use building (RM) on 704 Broadway and three other properties on April 29, 2020.
