Citi Builders NY submits 39-unit condo plan in Clinton Hill, $45M to $50M sellout

Citi Builders NY, on August 31, submitted a condominium plan with 39 residential units at 450 Grand Avenue in Clinton Hill, Brooklyn. Chana Leah Balkany, company president and founder, filed the plans. The submission does not yet specify the total sellout price, but Balkany told PincusCo it would be in the range of $45 million to $50 million.

This is the largest condo filed in Clinton Hill since March 2021.

The condo filing comes about a year after Citi Builders NY, on September 15, 2021, filed a permit application for construction of a 39-unit, 58,893-square-foot residential building at the parcel.

The DOB plan calls for the construction of an 80-foot-tall, seven-story building and was filed with the New York City Department of Buildings under job number B00580210. The development site spans one tax lot.

The project is described in the filing as: proposed seven-story new building.

Per the plans, the ground floor of the building will have retail space and a lobby. Floors two through four will each have eight dwelling units per floor, the fifth floor will have seven dwelling units, the sixth floor will have four dwelling units and amenity space, while the seventh floor will also have four dwelling units. The building’s roof will have a terrace and the cellar will have a children’s playroom, lounge, and rec room.
