Circle F Capital permitted for $15.5M project to convert retail building to 19-unit mixed-use building in FiDi
Circle F Capital, on May 3, received a permit application for a $15.5 million project to convert a 35,049-square-foot retail building to a 19-unit, 84,369-square-foot mixed-use building at 1 Park Row in the Financial District in Manhattan.
The plans, pre-filed on July 12, 2019, call for an increase in the size of the building to a 305-foot tall, 23-story, 84,369-square-foot building with 19 residential units. The initial cost as reported in the DOB filing for the work described in this permit application is $15,500,100.

Per the plans, the ground floor of the building will have residential and commercial lobbies and retail space. Floors two through 10 will have office space, along with a terrace on the seventh floor. The 11th floor will have two dwelling units, floors 12 and 13 will have three dwelling units, floors 14 through 16 will each have two dwelling units per floor, floors 17 through 20 will each have one dwelling unit per floor, and floors 21 and 22 will have one duplex unit split between the floors. The 23rd floor will have a terrace. The cellar will have an exercise room.
