Good News Manhattan Church paid $7 million to Angelita Ortega through the entity Angie’s Warehouse, LLC for the industrial building (F5) at 2472 Third Avenue in Mott Haven, Bronx.
The deal closed on January 25, 2023 and was recorded on February 3, 2023. The property has 17,907 square feet of built space and 5,969 square feet of additional air rights for a total buildable of 23,876 square feet according to PincusCo analysis of city data. The sale price per built square foot is $389 and the price per buildable square foot is $292 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on April 24, 2014, for $2.4 million. The signatory for Angelita Ortega was Angelita Ortega. The signatory for the Good News Manhattan Church was Philip Choong Song.
