Church of Christ, Ghana pays $3.7M for property in Bronxwood

Church of Christ, Ghana paid $3.7 million to Nasir Samdani through the entity 2910 Barnes LLC for the property (M1) at 2910 Barnes Avenue in Bronxwood, Bronx.
The deal closed on August 9, 2021 and was recorded on August 17, 2021.
The property has 13,500 square feet of built space and 10,800 square feet of additional air rights for a total buildable of 24,300 square feet according to PincusCo analysis of city data. The sale price per built square foot is $275 and the price per buildable square foot is $153 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

The signatory for Nasir Samdani was Nasir Samdani. The signatory for Church of Christ, Ghana was Isaac Boamah.

Within a 400-foot radius of 2910 Barnes Avenue, PincusCo identified two commercial real estate items of interests occurred over the past 24 months.
Of those two items, two were loans above $5 million totaling $27.2 million. The most recent of the two was Parkoff Organization which borrowed $7.9 million from New York Community Bank secured by the 80,681-square-foot, 72-unit rental (D1) on 2765 Matthews Avenue on March 1, 2021.
