Chris Jiashu Xu permitted for 37K sf school in Elmhurst
Chris Jiashu Xu’s United Construction & Development Group, on October 18, received a permit for construction of a 37,686-square-foot school building at 86-55 Queens Boulevard in Elmhurst.
According to the plans’ original Schedule A, the whole building was originally to be used as health care facility space. However, those plans have since changed.
There were 25 new building plans filed in Elmhurst in 2018, the year these plans were filed. In 2019 there were 18 new building plans filed in the neighborhood, followed by only 11 in 2020. There have been 10 filed so far this year.
The plans, pre-filed on June 27, 2018, call for the construction of a 51-foot tall, four-story building.
The project is described in the filings as: new building.
Per the plans, the ground floor of the building will have a community facility lobby, parking for 54 cars, and daycare space. The second floor will have additional parking for 51 cars. The third floor will have daycare space. The fourth floor will have community space. The cellar will have more parking, with 122 spaces.
The property was acquired for $14.2 million on January 22, 2018.
The developer recently filed a permit application for the demolition of a commercial building at 37-08 34th Street in Long Island City, Queens.
