Chris Jiashu Xu files plans for 43-unit mixed-use building in LIC
Chris Jiashu Xu’s United Construction & Development Group, on January 20, filed a permit application for construction of a 43-unit, 36,774-square-foot mixed-use building at 37-04 34th Street in Long Island City, Queens.
The property was acquired for $7.6 million on July 29, 2021.
The developer has other active LIC development plans. In April of 2021, Xu filed plans for the construction of a 66-unit, 72,085-square-foot mixed-use building at 46-30 21st Street in the neighborhood.
The plans call for the construction of a 60-foot-tall, six-story building and were filed with the New York City Department of Buildings under job number Q00654121. The development site spans one tax lot.

The project is described in the filing as: new building- six-story mixed-use building.
Per the plans, the ground floor of the building will have retail space. The second floor will have eight dwelling units, recreation space, and an exercise room. Floors three and four will each have 10 dwelling units, the fifth floor will have nine dwelling units, and the sixth floor will have six dwelling units.
The architect listed is My Architect, PC.
This past fall the developer received a permit for construction of a 37,686-square-foot school building at 86-55 Queens Boulevard in Elmhurst.
