Chestnut Holdings pays $4.7M to Meir Yaloz for 20-unit walk-up in East Village
Chestnut Holdings through the entity 2234 Realty Co. LLC paid $4.7 million to Meir Yaloz through the entity 1800 Second Avenue Corp. for the 20-unit walk-up rental (C7) at 43 East 1st Street in East Village, Manhattan.
The deal closed on July 21, 2021 and was recorded on July 29, 2021.
The property has 6,905 square feet of built space and 703 square feet of additional air rights for a total buildable of 7,604 square feet according to PincusCo analysis of city data. The sale price per built square foot is $674 and the price per buildable square foot is $612 per the PincusCo analysis.
The signatory for Meir Yaloz was Meir Yaloz. The signatory for Chestnut Holdings was Jonathan Wiener.
The former owners according to the Department of Housing Preservation and Development included Doreen Yaloz, head officer and Meir Yaloz, officer. The business entity was 1800 Second Ave Corp.
Within a 400-foot radius of 43 East 1st Street, PincusCo identified six commercial real estate items of interests occurred over the past 24 months.
Of those six items, one was in new building development. It was a new building permit issued on January 8, 2021 for a 16,366-square-foot R-2 building with 10 residential units residential units at 14 Second Avenue.
Of those six items, one was for major renovation including a certificate of occupancy change. It was a permit issued on July 30, 2019 for the $9.5 million renovation of 44,610-square-foot office (B) building with no residential units at 143 East Houston Street.
One of those six items was a sale which Gemini Rosemont bought the 41,236-square-foot industrial (W3) at 38 2nd Avenue for $14.5 million from La Salle Academy on July 16, 2020.
Of those six items, three were loans above $5 million totaling $35.5 million. The most recent of the three was Station Companies which borrowed $13.8 million from Emerald Creek Capital 3, LLC secured by the 0-square-foot industrial (Z9) on 14 2nd Avenue on October 1, 2020.
