Chaim Schwartz files plans for 56-unit resi building, most units in Morris Heights in 12 months

Chaim Schwartz through Prime Property Management, on May 22, filed a permit application for construction of a 56-unit, 41,236-square-foot residential building at 1641 Undercliff Avenue in Morris Heights, the Bronx.

Melvin Rivers owns the property after purchasing it for $235,000 on December 9, 2003, per city records.

The plans call for the construction of the most dwelling units in the neighborhood in the previous 12 months. In total, three new building plans were filed in Morris Heights over that span.

The plans call for the construction of a 70-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number X00742662.

The development site spans multiple tax lots. The lot has a width of 75 feet.

The project is described in the filing as: proposed seven-story residential building.

Per the plans, the ground floor of the building will have parking for 29 cars. Floors two through six will each have 10 dwelling units per floor, while the seventh floor will have six dwelling units and recreation space.

The architect listed is Nikolai Katz Architect.
