CenterPoint Properties pays $38M to Barry Swidler for industrial in Greenpoint

CenterPoint Properties through the entity Centerpoint Norman LLC paid $38 million to Barry Swidler through the entity 301 Norman Avenue, L.L.C. for industrial (E1) at 301 Norman Avenue in Greenpoint, Brooklyn.
The deal closed on December 3, 2021 and was recorded on December 20, 2021.
The property has 58,152 square feet of built space and 99,212 square feet of additional air rights for a total buildable of 157,480 square feet according to PincusCo analysis of city data. The sale price per built square foot is $653 and the price per buildable square foot is $241 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

BizJournals reports CenterPoint’s third warehouse purchase this year in the city, and that Jeffrey Unger and Bob Klein of Kalmon Dolgin Affiliates brokered the sale.
Other sales include a $119 million purchase from Innovo Property Group in Hunts Point, and a $116.5 million purchase from Goldman Sachs and Blumenfeld, also in Hunts Point.
