California investor pays $9.4M to bar owner for performance space in Bushwick

Kurt Winrich through the entity Millennial Dreams, LLC, paid bar owner Charles Kaim and Consuelo Kaim’s Trout Men LLC $9.4 million for 428 Troutman Street in Bushwick. The deal closed on November 23, 2020, and was recorded on December 4, 2020. The transaction consists of 1 parcel, including the tax class retail building with apartments above (K4). The property is 9,037 square feet.
The average sale price per square foot is $1,040.

The contract date was October 28, 2020. Winirch is co-CEO of California-based  WCM Investment Management. The last time the property sold was May 12, 2011 for $900,000. The New York Post reported on the listing two years ago.
The DOB issued a major alteration (A1) initial temporary certificate of occupancy for the building on August 5, 2015.
