BRP Companies, Wharton Properties file plans for 492K sf, two-tower, development in Jamaica
BRP Companies, on August 17, filed a permit application for construction of a 614-unit, 492,987-square-foot, two-tower, mixed-use building at 166-20 90th Avenue in Jamaica. The development site has an alternate address of 90-02 168th Street. Jeff Sutton’s Wharton Properties was widely reported to be involved in the project as well, though the firm does not appear in city records.
The plans, pre-filed by BRP, call for the construction of a 124-foot tall, 12-story mixed-use building with two towers.
The project is described in the filings as: a new 12-story mixed-use building.
The development will have 463,391-square-feet of residential space, 5,053-square-feet of community space, and 24,543-square-feet of commercial space.
According to the plans, the sub-cellar and cellar will have parking for 233 cars, storage space, a sports court, and lounge. The ground floor will have office space, a play room, additional parking for 38 cars, a residential lobby, mail and trash rooms, a lounge, multiple exercise rooms, retail space, and an art gallery. The 614 units will be split between a north and a south tower from floors two through 12. Floors two through 12 of each tower will also have numerous terraces and lounges.
The property was acquired for $20.5 million on December 27, 2018 from the Greater Jamaica Development Corp. Geoff Flournoy of BRP was the signatory on the deed.
Reports circulated in the fall of 2017 that the two firms were planning on joining forces to purchase the development site and build a 500,000-square-foot mixed-use project across three buildings. The plans filed clearly reference a north and south tower, however there is no reference of a third tower.
Other reports indicated the project was estimated to break ground in the second half of 2018 and open in 2019, however that timeline has clearly now been altered.
