Breaking Ground receives TCO for 126-unit rental building in Brownsville
Breaking Ground, on September 22, was issued a temporary certificate of occupancy for construction of a 126-unit, 96,625-square-foot residential building at 7 Livonia Avenue in Brownsville. The supportive housing building, known as Edwin’s Place, was developed in partnership with the African American Planning Commission, Inc.
The plans, pre-filed on January 11, 2018, call for the construction of a 80-foot tall, eight-story, 96,625-square-foot residential building with 126 residential units. The time from pre-file to TCO was two years and nine months.
The project is described in the filings as: new eight-story building.
The sub-cellar of the building has lockers and storage space, per the plans filed. The cellar has a tenant multi-purpose room, fitness room, mail room, laundry room, residential lobby, and office space. The ground floor has office space, retail space, and nine dwelling units. Floors two and three each have 17 dwelling units, floors four through seven each have 18 dwelling units, while the eighth floor has 12 dwelling units. The building also has an outdoor courtyard.
Robert A.M. Stern was responsible for the design of the building.
In May, a lottery opened for 37 units, consisting of one-, two-, and three-bedroom apartments, ranging from $666 to $1,279 a month and available to New Yorkers earning 40, 50, or 60 percent of the area median income.
The remaining 60 percent of the dwelling units are dedicated for low-income or formerly homeless individuals.
The property was transferred from HPD to to the developer’s LLC, Edwin’s Place Housing Development Fund Corporation, for $1 in 2018.
