Boston Properties to demolish 341-347 Madison Avenue ahead of new Midtown tower

Boston Properties, on February 5, filed three permit applications for the demolition of three buildings located at 341-347 Madison Avenue in Grand Central. Elizabeth Reilly filed each of the plans. Boston Properties plans to build an office skyscraper at 343 Madison Avenue, on land leased from the Metropolitan Transportation Authority, which used to occupy the buildings before relocating Downtown.

While no new building plans have been filed yet, the new building is expected to include transit improvements to Grand Central Terminal.

In 2016, Boston Properties announced plans with the MTA to sign a 99-year ground lease at the development site valued at $1.3 billion and construct a 900,000-square-foot building there.

The proposal still needs formal zoning approval, per additional reports.

The first of the three demolition plans, pre-filed on February 5, 2021, call for the demolition of a 20-story building at 347 Madison Avenue.

The project is described in the filings as: full demolition of 20-story structure, using hand held and mechanical means. Four-story set back structure will be demolished through phase one, under separate filing.

The second plans, pre-filed on February 5, 2021, call for the demolition of a 15-story commercial building at 343 Madison.

The project is described in the filings as: full demolition of 15-story commercial structure, using hand held and mechanical means.
