Benedict Realty Group pays $3.7M to Mann Group for rental in Bed Stuy

Benedict Realty Group through the entity Throop Group LLC paid $3.7 million to the Mann Group through the entity 550 Throop Associates, LLC for the 20-unit rental (C1) at 550 Throop Avenue in Bed Stuy, Brooklyn.
The deal closed on October 19, 2021 and was recorded on October 28, 2021.
The property has 18,000 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $205 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

The signatory for Mann Group was Eric Mann. The signatory for Benedict Realty Group was Howard S. Mittel and Leon Benedict.

Eric Mann is principal of Mann Group.
The former owners according to the Department of Housing Preservation and Development included Eric Mann, head officer and Jeff Mann, agent. The business entities are L Rose Realty Inc and 550 Throop Associates Llc.
