Beitel Group files demo plans at Mott Haven site with as of right 61K sf
Binyamin Beitel’s Beitel Group, on March 4, filed a permit application for the demolition of a building at 261 Grand Concourse in Mott Haven, the Bronx.
The plans, pre-filed on March 4, 2021, call for the demolition of a two-story building.
The project is described in the filings as: full demolition to a two-story structure.
While no new building plans have been filed yet, the 20,480-square-foot property has a total as of right development potential of 61,653 square feet, according to a PincusCo analysis of city records.
The property was acquired for $9 million on August 13, 2020, four times the amount it sold for in 2007. The developer signed a loan agreement with lender First Central Savings Bank valued at $6.8 million to facilitate the purchase.
