Aurora receives TCO for $4.5M expansion of West Village retail, office building

Aurora Capital Associates, on March 2, was issued a temporary certificate of occupancy for a $4.5 million project to convert a restaurant and loft building into a 44,651-square-foot retail and office building at 405 West 13th Street in West Village. Matthew Abreu, director of acquisitions at Aurora Capital Associates, filed the plans.

The plans, pre-filed on February 14, 2018, call for the change in use and increase in the size of the building from a 38-foot tall, three-story, 29,925-square-foot building to a 73-foot tall, six-story, 44,651-square-foot building. The time from pre-file to TCO was three years and one month.

The project is described in the filings as: renovation and enlargement of existing commercial building. The initial cost as reported in the DOB filing for the work described in this permit application is $4,465,762.

The ground floor of the building was converted from a restaurant to retail space and a lobby, per the plans. Floors two through six, three of which are newly constructed floors, are used for office space. The cellar has additional retail space.

BKSK Architects designed the expansion and conversion.

According to a report from Commercial Observer, the developer spent $20 million on the project.
