Aron Harfenes files plans to enlarge four-unit resi building to 24 units in Highbridge

Aron Harfenes, on May 13, filed plans for a project to enlarge a two-story residential building with four dwelling units to a four-story residential building with 24 dwelling units at 1435 Nelson Avenue in Highbridge, Bronx. The size of the building will increase from 7,882 square feet to 15,338 square feet.

The plans call for the increase in size of the building from a 25-foot tall, two-story building with four dwelling units to a 45-foot tall, four-story building with 24 dwelling units. This was filed with the New York City Department of Buildings under job number X00730780.

The project is described in the filing as: proposed merger of tax lot 44 and 45, and vertical addition to an existing two-story and cellar residential building.

Per the plans, floors one and two of the building will be converted from two dwelling units per floor to six dwelling units per floor. Floors three and four will each have four dwelling units per floor.

The architect listed is Leandro Nils Dickson Architect, Llc.
