Arben Mitaj files plans for 60-unit resi building in Fordham

Arben Mitaj through the company Euro Tech Developers, on May 12, filed a permit application for construction of a 60-unit, 37,726-square-foot residential building at 2183 Morris Avenue in Fordham, the Bronx.

The plans call for the construction of an 84-foot tall, nine-story building, and were filed with the New York City Department of Buildings under number X00515857. The development site spans three tax lots.

The project is described in the filing as: new apartment building.

According to the plans, the ground floor of the building will have three dwelling units, while floors two through nine will each have seven dwelling units per floor. The plans do not reference a 60th dwelling unit.

Badaly Architects is listed as the architect.

The estimated job cost is $9 million.

In March the developer signed a memorandum of lease with landlord Barry Leon at 2176 Walton Avenue, 2180 Walton Avenue, 2185 Morris Avenue, 2183 Morris Avenue, and 2181 Morris Avenue. The 99-year ground lease started on March 23, 2021, and is valued at $4.62 million.
