The Laboz family’s United American Land plans for 70K sf mixed-use building in Tribeca
The Laboz family’s United American Land, on June 4, filed a permit application for construction of a 76-unit, 70,336-square-foot mixed-use building at 317 Broadway in Tribeca.
The plans call for the construction of a 210-foot tall, 20-story, mixed-use building.
The project is described in the filings as: construct new 20-story mixed-used building as per plans filed herewith. Albert Laboz of United American Land was the company representative identified in the filing.
The ground floor of the building will have retail space as well as a residential lobby, per the building plans. Floors two through seven will have four units each, floors eight through 14 will have five units each, floor 15 will have two units, and floors 16 through 20 will have three units each. Floor 15 will have a recreation room as well as public and private terraces. The cellar will have an exercise room.
The property was acquired for $10.7 million on December 4, 2018. Laboz’s firm also purchased the 18,089-square-foot office building at 315 Broadway for $18.3 million in 2015.
The architect on the application is Morris Adjmi Architects.
