Disability advocate files plans for 93 units in Long Island City

AHRC New York City, a mission-driven organization that assists people with intellectual and other developmental disabilities, on March 11, filed two permit applications for the construction of a 41-unit, 31,755-square-foot residential building at 38-38 32nd Street and the conversion of a one-story community building to a 52-unit, 63,856-square-foot residential building at 32-03 39th Avenue in Long Island City, Queens. Rafel Salim filed both of the plans.

The first plans call for the construction of an 80-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number Q00683048. The development site spans one tax lot.

The project is described in the filing as: new seven-story residential building.

Per the plans, the ground floor of the building will have a lobby and 21 parking spaces. The second floor will have recreation space and six dwelling units. Floors three through seven will each have seven dwelling units per floor.

The second plans call for the conversion and increase in size of the building from a 20-foot tall, one-story building with no dwelling units to a 100-foot tall, nine-story building with 52 dwelling units. This was filed with the New York City Department of Buildings under job number Q00684765.

The project is described in the filing as: Conversion to residential use and eight-story vertical addition to existing one-story community facility building.

Per the plans, part of the ground floor of the building will be converted from an adult trade school to a residential lobby and 27 parking spaces. Newly constructed floors two through seven will each have seven dwelling units per floor, and newly constructed floors eight and nine will each have five dwelling units.
