Affiliate of Eli Casdin pays $15M to Simeon Bruner for rental in West Village

An affiliate of Eli Casdin through the entity Charlea House LLC paid $15 million to Simeon Bruner through the entity Tenth Street Properties, LLC for five-unit rental (C2) at 22 East 10th Street in West Village, Manhattan. Casdin through the entity Charlea House LLC owns the neighboring single-family townhouse at 24 East 10th Street.
The deal closed on August 18, 2021 and was recorded on August 27, 2021.
The property has 5,598 square feet of built space and 8,282 square feet of additional air rights for a total buildable of 13,888 square feet according to PincusCo analysis of city data. The sale price per built square foot is $2,679 and the price per buildable square foot is $1,080 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

The signatory for Simeon Bruner was Simeon Bruner. The signatory for Eli Casdin was Eli Casdin.

The contract date was May 11, 2021.

The former owners according to the Department of Housing Preservation and Development included Simeon Bruner, individual owner and Stephen Kliegerman, agent. The business entity was Herbert H. Kliegerman Associates Inc.

Within a 400-foot radius of 22 East 10th Street, PincusCo identified eight commercial real estate items of interests occurred over the past 24 months.
Of those eight items, one was in new building development. It was a new building permit application filed on March 31, 2021 for a 55,474-square-foot R-2 building with 28 residential units at 64 University Place.
Of those eight items, one was for major renovation including a certificate of occupancy change. It was a permit application filed on August 18, 2020 for the $750,000.0 renovation of 7,479-square-foot R-3 building with one residential units at 29 East 11th Street.
Of those eight items, three were sales above $5 million totaling $39.4 million. The most recent of the three was 9e9 LLC which bought the 4,081-square-foot, five-unit rental (C2) on 9 East 9th Street for $9.6 million from Audrey Simon on June 1, 2021.
Of those eight items, three were loans above $5 million totaling $70.0 million. The most recent of the three was Argo Real Estate which borrowed $47.0 million from Fortress Investment Group secured by the 25,325-square-foot, two-unit office building (O5) on 64 University Place on July 6, 2021.
