ABS Partners Real Estate and Silk & Halpern Realty, on July 6, filed a permit application for a $3 million renovation of an office building at 695 Lexington Avenue in the Plaza District.

The plans call for a renovation of the 230-foot tall, 19-story, building.

The project is described in the filings as: filing herewith for the renovation of exterior facade and interior renovation to an existing lobby space. Work to include non-structural demolition and general construction as shown on plans. There will be no change in use, occupancy or egress under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $3,006,680.

Gensler will be responsible for the rehab according to the filing.

On August 1, 2019, ABS Partners paid Silk & Halpern Realty $42.8 million for a 99-year net lease of the property. That same year, the two parties announced their affiliation. It was reported that the venture would maintain offices at ABS’ headquarters, 200 Park Avenue South, and that Halpern would continue to oversee the leasing and management.
