ABJ Properties pays $14.8M for Brooklyn apartments, borrows $11.1M

The Soleimani family’s ABJ Properties through the entity Bk7 Holdings LLC paid $14.8 million to Janine Hodgkins through the entity 755 Rogers LLC for 28-unit rental (C1) at 392 East 4th Street in Kensington-Ocean Parkway, Brooklyn, eight-unit rental (C7) at 163 Linden Boulevard in Flatbush, Brooklyn, and eight-unit rental (C1) at 185 4th Avenue in Park Slope, Brooklyn.
The deal closed on May 5, 2021 and was recorded on May 21, 2021.
The 13 properties have 49,869 square feet of built space and 2,915 square feet of additional air rights for a total buildable of 46,945 square feet according to PincusCo analysis of city data. The sale price per built square foot is $297 per the PincusCo analysis.
The signatory for Janine Hodgkins was Janine Hodgkins. The signatory for ABJ Properties was Benjamin Soleimani.

Benjamin Soleimani is an owner of ABJ Properties.
The former owner according to the Department of Housing Preservation and Development was Nyron Thomas, head officer. The business entity was 755 Rogers Llc.
