Nehalkumar Gandhi, McSam Hotel Group, Extell most prolific hotel developers since 2020

Since the start of 2020, there have been more than 40 hotel plans filed around the city, which called for the construction of more than 7,000 hotel rooms. A PincusCo analysis found that most developers, like Jeff Sutton’s Wharton Properties, filed plans for a single hotel development over the period. However, four developers were responsible for multiple hotel projects.

PincusCo looked at all hotel (R-1) new building plans filed in the city since the start of 2020. The analysis excluded R-1 plans that called for shelters or dormitories, where it was clearly indicated.

Nehalkumar Gandhi and Sam Chang’s McSam Hotel Group were each responsible for five hotel plans over the period examined. Extell Development was behind three plans, while Parmod Chadha was behind two plans.

Nehalkumar Gandhi’s largest plans called for the construction of a 150-unit, 59,290-square-foot hotel and apartment at 1045 Flatbush Avenue in Flatbush. The building will have 127 hotel rooms and 23 apartment units. The plans were filed on December 10, 2020.

Sam Chang’s McSam Hotel Group, one of the city’s most well known hotel developers, filed five plans calling for the construction of 1,190 rooms and 408,845 square feet. The largest plans, filed on January 11 of last year, called for the construction of a 408-key, 126,558-square-foot hotel at 144-02 135th Avenue in Jamaica.

Extell Development was behind the most hotel rooms and most square footage filed for during the period. The developer filed three plans calling for the construction of 1,604 rooms and 652,593-square-feet of space. It is important to note that those numbers do not include Extell’s plans 541,428-square-foot hotel building with 1,350 rooms at 740 Eighth Avenue in Times Square, since they were originally filed as plans for an office building. However, the development has now pivoted to a hotel, the largest planned hotel in the city in terms of hotel rooms since at least 2010.
