$30M condo plan with 47 units submitted in Flatbush
On November 17, Jacob Ganzfried submitted a condominium plan for 47 residential units at 323 Lenox Road in Flatbush, Brooklyn.
The condo plan, CD210312, has a sellout price of $30.06 million listed with the New York State Attorney General. Jacob Ganzfried and Leon Landau are listed as the principals of sponsor.
The developer purchased the site $3.1 million on July 19, 2019.
The developer filed new building plans in December of 2019, calling for the construction of a 74-foot tall, seven-story, 34,382-square-foot residential building with 47 dwelling units.
The ground floor of the building, according to the plans, will have one dwelling unit, a lobby, and 26 parking spaces. Floors two through six will each have eight dwelling units per floor, the second floor units will have terraces. The seventh floor will have six dwelling units with private terraces. The building will have an exercise room, library, and storage in the cellar and a recreation space on the roof.
S. Wieder Architect is listed as the architect.
The new building plan received initial construction permits earlier this year.
Demolition plans were filed in August of 2019 for the single-family home on the property.
