3 recent filing errors in Acris: $35M condo purchase; Brooklyn restrictive memo; Flushing condo

There were at least three material errors made by filing representatives for documents recorded in Acris over the past three days.

The largest error, as measured by the value of the impacted property, was related to the sale of a $35 million condominium apartment in Soho at 421 Broome Street, recorded yesterday.
The error was that the buyer entity was incorrectly reported on the deed cover page. The name of the buyer entity is in fact MENEMSHOVITZ NY REALTY, INC., but was incorrectly reported as MF.NEMSHOV1TZ NY REALTY. INC., with a total of three errors in the name.

In the second Acris error, a restrictive memorandum filed yesterday did not include the block and lot, so a title search of the block and lot would not discover this restrictive declaration.  The parcel is for 104 Linden Boulevard. Even as this restrictive declaration would not be discovered, an earlier one was filed by a different attorney in December 2019.

In the third Acris error, a condo unit at 45-15 82nd Street that sold for $599,019 on February 26, 2020, and was recorded this week, was recorded with the wrong Lot number. The condo that sold was unit number W-2B, which is in fact Lot number 1113, but was recorded under Lot number 1227.

The correct unit number for lot number 1227 is unit W-8F, which sold on February 28, 2020 for $560,000.
