$16.6M refi for 44-unit UWS rental

The entity Dylan 140 LLC as borrower signed a refi loan with lender Greystone & Co. through the entity Greystone Servicing Company LLC valued at $16.6 million for the 44-unit rental (D3) at 140 West 86th Street in the Upper West Side, Manhattan.
The deal closed on May 12, 2021 and was recorded on June 3, 2021.
The property has 66,614 square feet of built space and 1,014 square feet of additional air rights for a total buildable of 67,660 square feet according to PincusCo analysis of city data. The loan price per built square foot is $249 and the price per buildable square foot is $245 per the PincusCo analysis.
The owner bought the property on 3-Jan-11, for $28 million.
The signatory for Besen Partners was Matthew Slonim.
Over the past five years, there have been 9 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. There were 9 renovation/alteration projects (A2) applied for with a total estimated value of $1.8 million.
Matthew Slonim is the COO of Bensen Partners.
The owners according to the Department of Housing Preservation and Development includes Andrew Steinvurzel, head officer and Walberto Segarra, site manager. The business entities are New York City Management and Dylan 140 LLC.
