Zoitas pays $4.3M to Gdisis for retail building in Woodside

Panagiotis Zoitas and Eleni Zoitas through the entity Lefkas1 Realty LLC paid $4.3 million to Dimitrios Michael Gdisis, Vasilios Gdisis, and Christina Afroditi Gdisis through the entity Dgag Associates LLC for retail building (K1) at 61-04 Woodside Avenue in Woodside, Queens.
The deal closed on October 8, 2021 and was recorded on October 27, 2021.
The property has 4,902 square feet of built space and 9,903 square feet of additional air rights for a total buildable of 14,781 square feet according to PincusCo analysis of city data. The sale price per built square foot is $877 and the price per buildable square foot is $290 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on March 9, 2017, for $1.6 million.
The signatory for Dimitrios Michael Gdisis, Vasilios Gdisis, and Christina Afroditi Gdisis was Dimitrios Michael Gdisis, Vasilios Gdisis, and Christina Afroditi Gdisis. The signatory for Panagiotis Zoitas and Eleni Zoitas was Panagiotis Zoitas and Eleni Zoitas.

Within a 400-foot radius of 61-04 Woodside Avenue, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
Of those three items, one was in new building development. It was a new building permit issued on June 1, 2021 for a 60,774-square-foot R-2 building with 78 residential units at 40-22 61st Street.
Of those three items, two were loans above $5 million totaling $51.8 million. The most recent of the two was Ampiera Group which borrowed $7 million from Industrial and Commercial Bank of China secured by the 22,170-square-foot, two-unit mixed-use building (K2) on 60-20 Woodside Avenue on July 9, 2021.
