Ziel Feldman’s HFZ Capital borrows $44M from W Financial for UES assemblage

Ziel Feldman’s HFZ Capital through the entity 150-152 East 79 LLC as borrower signed a loan agreement with lender W Financial REIT, Ltd. valued at $43.6 million for 5 parcels, including the tax class retail building with apartments above (K4) at 154 East 79th Street, 152 East 79th Street, 1135 Lexington Avenue, 150 East 79th Street, 1131 Lexington Avenue in the Upper East Side. The deal closed on February 28, 2020 and was recorded on March 13, 2020.
Feldman acquired three tax lots for $49.2 million on the same day as this loan.

Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000. Of those there was one major renovation application including a certificate of occupancy change (A1) filed with a total estimated value of $15,000.
