Zhidong Wu pays $9.7M to Roy Pomerantz for four properties in Sunnyside

Zhidong Wu through the entity Zdj Woodside 52 LLC paid $9.7 million to Roy W. Pomerantz through the entity Woodside Equities LLC for industrial (E1) at 43-21 52nd Street in Sunnyside, Queens, development site (V1) at 43-15 52nd Street in Sunnyside, Queens, and development site (V1) at 4315A 52nd Street in Sunnyside, Queens.
The deal closed on December 15, 2021 and was recorded on January 4, 2022.
The four properties have 14,000 square feet of built space and 46,000 square feet of additional air rights for a total buildable of 60,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $689 and the price per buildable square foot is $160 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Roy W. Pomerantz was Roy W. Pomerantz. The signatory for Zhidong Wu was Zhidong Wu.
Over the past five years, there have been 2 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000.

There has been one demolition project filed for the parcels over the past five years.

Within a 400-foot radius of 43-21 52nd Street, PincusCo identified eight commercial real estate items of interests occurred over the past 24 months.
Of those eight items, two were in new building development. There were two new building permits. The most recent of these two items was a permit on August 12, 2021 for a 11,348-square-foot R-2 building with 10 residential units at 43-30 52nd Street.
Of those eight items, six were loans above $5 million totaling $582.4 million. The most recent of the six was Ovidiu Mihu which borrowed $7.7 million from Piermont Bank secured by three condo units in the 3,030-square-foot, 25-unit mixed-use building (RM) on 52-22 Roosevelt Avenue on November 10, 2021.
