Zevi Kohn signs $85.8M loan with Greystone for Riverdale nursing home

Zevi Kohn through the entity Riverdale SNF LLC as borrower signed a loan with lender Greystone & Co. valued at $85.8 million for the property at Schervier Rehabilitation & Nursing Center at 2975 Independence Avenue in Riverdale, the Bronx.
The deal closed on April 4, 2023 and was recorded on April 24, 2023. The property has 283,842 square feet of built space according to a PincusCo analysis of city data. The loan price per built square foot is $302 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The public nursing home database shows Zevi Kohn owns a 9.9 percent stake in the complex.

Violations and lawsuits

There were no lawsuits or bankruptcies filed against the property for the past 24 months. In addition, according to city public data, the property has received $1,200 in OATH penalties in the last year.

Development

There are no active new building construction projects or major alteration projects with initial costs more than $1 million on this tax lot.
