Zan Ng pays $5.6M for 6-unit walkup in Upper West Side

Zan Ng through the entity Ng’s Kampiry, LLC paid $5.6 million to Natalie Berg and Jessica M. Brault for the six-unit residential walkup building (C5) at 143 West 95th Street in Upper West Side, Manhattan.
The deal closed on December 1, 2022 and was recorded on December 21, 2022. The property has 6,084 square feet of built space and 4,324 square feet of additional air rights for a total buildable of 10,402 square feet according to PincusCo analysis of city data. The sale price per built square foot is $920 and the price per buildable square foot is $538 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Natalie Berg and Jessica M. Brault was Natalie Berg and Jessica M. Brault. The signatory for Zan Ng was Zan Ng. The sellers are trustees of the Peter Berg Trust.

Prior sales and revenue

Prior to this transaction, PincusCo has records that the buyer Zan Ng purchased two properties in one transaction for a total of $2.9 million and has no record it sold any properties over the past 24 months.
The seller Natalie Berg had not purchased any other properties and had not sold any properties over the same time period. The former owners according to the Department of Housing Preservation and Development includes Natalie Berg, head officer and Karina Berg, officer. The business entity is Peter W Berg Trust U/W Natalie E Berg.

The property

The 143 West 95th Street parcel has frontage of 30 feet and is 100 feet deep with a total lot size of 3,024 square feet. The zoning is R7-2 which allows for up to 3.44 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $3.2 million.

Violations and lawsuits

There were no lawsuits or bankruptcies filed against the property since September of 2020. In addition, according to city public data, the property has received $50 in OATH penalties in the last year.

Development

There are no active new building construction projects or major alteration projects with initial costs more than $5 million on this tax lot.

The block

On this tax block, PincusCo has identified the owners of six of the 18 commercial properties representing 117,913 square feet of the 423,340 square feet. The largest owner is Joshua Agus, followed by Weinreb Management and then Scharfman Organization.
