Yosef Shlomy Greenwald pays $5.4M for 8-uni walkup in Crown Heights

Yosef Shlomy Greenwald through the entity Kan Tziva LLC paid $5.4 million to Harry Klein and Howard Garfield through the entity J.C. Chasop, LLC for the eight-unit residential walkup building (C1) at 632 Eastern Parkway in Crown Heights, Brooklyn.
The deal closed on February 7, 2023 and was recorded on February 13, 2023. The property has 10,240 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $524 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Harry Klein and Howard Garfield was Harry Klein and Howard Garfield. The signatory for Yosef Shlomy Greenwald was Yosef Shlomy Greenwald.

Prior sales and revenue

Prior to this transaction, PincusCo has no record that the buyer Yosef Shlomy Greenwald had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller Harry Klein had not purchased any other properties and had not sold any properties over the same time period. The former owners according to the Department of Housing Preservation and Development includes Mendel Winter, head officer and David Sputz, agent. The business entity is Jc Chasop Llc.

The property

The 632 Eastern Parkway parcel has frontage of 32 feet and is 120 feet deep with a total lot size of 3,859 square feet. The zoning is R6 which allows for up to 2.43 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $1.6 million.

Violations and lawsuits

There were no lawsuits or bankruptcies filed against the property since September of 2020. In addition, according to city public data, the property has received $100 in OATH penalties in the last year.

Development

There are no active new building construction projects or major alteration projects with initial costs more than $5 million on this tax lot.

The block

On this tax block, PincusCo has identified the owners of three of the nine commercial properties representing 26,168 square feet of the 44,487 square feet. The largest owner is Chaya Pinson, followed by Mendel Winter and then Aaron Kuperman.
On the tax block, there was one new building construction project filed totaling 3,740 square feet. It is a 3,740-square-foot S-2 building developed by Yossi Malamud with plans filed April 3, 2019 and it has not been permitted yet.

The majority, or 62 percent of the 37,150 square feet of built space are walkup buildings, with mixed-use buildings next occupying 38 percent of the space.
