Yosef Nazar signs $12M refi for three properties in Garment District
Yosef Nazar through the entity 130 West 37th Street Assets LLC as borrower signed a refi loan with lender Bank Hapoalim valued at $12 million for three properties including the retail building (O6) at 36 West 36th Street in Garment District, Manhattan, office building (O5) at 130 West 37th Street in Garment District, Manhattan, and retail building (K2) at 976 Sixth Avenue in Garment District, Manhattan.
The deal closed on May 5, 2023 and was recorded on May 15, 2023. The prior lender was Bank Hapoalim which held debt that had an original loan amount of $12 million. The three properties have 27,811 square feet of built space and 30,555 square feet of additional air rights for a total buildable of 58,370 square feet according to a PincusCo analysis of city data. The loan price per built square foot is $431 and the price per buildable square foot is $205 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
