Yoel Werzberger files plans for 48-unit mixed-use building in Gowanus

Yoel Werzberger through the company Watermark Capital LLC, on November 12, filed a permit application for construction of a 48-unit, 37,121-square-foot mixed-use building at 584 4th Avenue in Gowanus, Brooklyn.

The plans call for the construction of a 106-foot tall, nine-story mixed-use building.

The project is described in the filings as: proposed new nine-stories with cellar mixed-use (commercial and residential) building.

According to the plans, the cellar of the building will have recreation space and retail space. The ground floor will have additional retail space, as well as a residential lobby. Floors two through nine will each have six dwelling units per floor. The roof will provide recreation space.

ND Architectural & Design is listed as the architect.

A one-story building which previously occupied the site was demolished in December of 2019.
